We exist because the math behind traditional real estate commissions stopped making sense for homeowners a long time ago. Home prices in the Greater Reno-Tahoe Region have increased nearly 80% over the past decade. Inflation over that same period was around 31%. A 6% commission scales with the price of your home — not with the effort required to sell it. On a $670,000 home, that's $40,200 in listing fees alone. The work required to sell that home didn't double since 2014. The commission did.

OPL Realty — One Percent Listings — was built on a straightforward premise: full-service representation, priced at what it's honestly worth. Our name reflects where we're headed. The goal is to list at 1%. We're not there yet — we currently list at 1.5%, already a fraction of the traditional 6% standard — but as we grow and eliminate more overhead, we intend to close that gap. A publicly stated goal. A business model built to reach it.

We are not a national franchise. We are a Reno-based brokerage built specifically for this market, run by people who have worked in it for years. If you list with us, you get the same professionalism, the same exposure, and the same advocacy — at 1.5%.

Why Agents Still Charge 6%.

The 6% commission was built for a different era — one where selling a home required over 120 hours of agent work per transaction. That era ended decades ago. The commission structure didn't change with it.
